Real Training, Not "Figure It Out"
Every new agent starts with a structured 30-day plan: office intake, compliance and systems in week one, then field training with showings alongside a senior agent or manager. Practice intake scripts, build mock files and learn how a clean, compliant file comes together.
In-House Training
Ongoing training taught inside the brokerage, with regular performance reviews and a weekly scorecard so you always know where you stand and what to work on next.
Rental Deal Flow
Rentals are a core part of our business across Staten Island and Brooklyn, including voucher and program rentals. You'll get hands-on experience with the full rental process, from listing intake and showings to applications and lease signing.
Lofty CRM & Modern Tools
We run the brokerage on Lofty CRM for leads, follow-up, documents and accountability. You'll get your own login, CRM training and a documented follow-up system, so no opportunity slips through the cracks. Plus DocuSign for e-signatures and company-paid professional photos.

Pre-Licensing Students & New Licensees
Just getting started? Every successful agent started somewhere. We'll help you step by step.
- Complete the NY 77-hour qualifying course through a NY Department of State approved school, and pass the course's final exam.
- Pass the NY State salesperson exam.
- Choose your sponsoring broker. That can be us. Your license application is submitted through eAccessNY with M. Holmes Realty Corp. as your sponsor.
- Start your 30-day plan with in-house training and shadowing from day one.

Questions, Answered
Do I need a real estate license to apply?
No. If you're enrolled in or planning to take the 77-hour course, we'd still love to hear from you. You'll need an active NY license before performing any licensed real estate activity.
Are agents employees or independent contractors?
Licensed salespersons at M. Holmes Realty Corp. work as independent contractors under the supervision of the Principal Broker, as New York law requires. Terms are set out in a written agreement.
How are agents paid?
Compensation is commission-based: agents earn commission on closed transactions, and there is no salary or hourly wage. We discuss compensation in detail during the interview, and the terms are set out in your written independent contractor agreement. Income depends entirely on your own effort, skill and market conditions. We don't promise or guarantee any level of earnings.
Are there any fees to join?
Agents pay a monthly desk / Lofty CRM fee, and your first month is free. We review all costs, including board membership, with you during the interview.
Do you work with sales, rentals, or both?
Both. We handle residential rentals, sales, property management and investment properties, with a strong rental practice across Staten Island and Brooklyn.
What areas do you cover?
Staten Island, Brooklyn and the Five Boroughs.
What kind of training do you offer?
A structured 30-day start plan, field training with experienced agents, in-house and management training, regular performance reviews, compliance training (agency disclosure, Fair Housing, NYC FARE Act rental fee rules) and hands-on Lofty CRM training.
Do I need to be a member of the MLS or a REALTOR® association?
Yes. Our agents are members of the Staten Island Board of Realtors (SIBOR). We'll walk you through membership and dues during onboarding.
How long does it take to get licensed in New York?
It depends on your course schedule and exam date. You'll need to finish the 77-hour course, pass the state exam and have a sponsoring broker. We're happy to walk you through it.
